Description/Comments

Lot Size: --
Property Type: Residential
Year Built: 2011
Notes: In Philadelphia, albeit a big awesome city, and OLD, loft living isn~t as abundant as we wish. Lofts are typically adaptive reuse of former industrial or manufacturing buildings converted to residential living. If/when you can find one of these oddities, they might be in former industrial sites, which don~t usually occur in the center of residential neighbors, except in one instance, Memphis Flats. This original developers, Brown and Hill, are famous for creating luxury buildings in New York City and the most expensive and coveted residential hi-rise building in Philadelphia, The Ayre, former residence of once famous Philadelphia Philly, Chase Utley! According to Wulff Architects, the architect responsible for the design and conversion of three former textile buildings, ~the complex was built by former Philadelphia Phillies owner A.J. Reach between the late 19th and early 20th century and served as a sporting goods store and factory that was most noted for being the official manufacturer of the American League~s baseballs from 1876 until 1934. The property was subsequently used by Pepsi-Cola Bottling Company and Nabisco (from where it became affectionately known as the Popcorn Factory). Most recently owned by an automobile tire distributor, the buildings were left as an eyesore and the site a dangerous blight to the neighborhood. With the support of the surrounding community and a vision for urban renewal, a local developer purchased the property, which was in varying degrees of deterioration and improved it over two years. The structures were documented and thoroughly rehabilitated from their foundations to their roofs. These modifications emphasized a contemporary design, while preserving and highlighting the unique historical features of the original structures. The adaptive reuse was completed in 2008 and now houses 72 loft-style dwelling units and an entire floor of commercial, retail, storage and common amenities.~ Unlike any other unit in the building, unit #401 is particularly special because it is situated in the section of the building with concrete floors with side wall12' high and 15' high in the middle, the highest ceilings available. The ceilings are framed by lovingly preserved timber beams and supported by concrete columns, details only found in, and completing, the look and feel of a true loft. Complimented by exposed brick, and a corner location, all these features are illuminated by natural light streaming through multiple oversized factory windows. To capitalize on being larger and more open than its neighbors, this particular unit is currently set up as a wall-free lofted studio, but could easily be converted to a 1 or 2 bedroom unit. Brand new stainless appliances and a reserved/deeded parking space in Memphis Flat's parking lot are added bonuses. The building amenities include resident lounge, fitness center and extra storage and a low condo fee. Best of all, location! Location! Looooocation! The true heart of Fishtown is mere steps from Penn Treaty Park, Philadelphia~s most beautiful waterfront park that overlooks the Ben Franklin Bridge. Even closer are all the amenities on Girard Avenue including Kraftwork, Stock, Lloyde, Sketch Burger (which has the best chocolate covered coconut macaroons on the planet), Milk Crate caf~, Ekta, Johnny Brenda~s, Garage, and more. You can't get more convenient to the I-95 North and South entrances. Public transit options include the Front St stop on the El, and the refurbished antique trolley that takes you all the way across the city on Girard Ave. to the Philadelphia Zoo. Walk to all things Fishtown and even Northern Liberties, including Acme, Wine & Spirits, and Orange Theory. You'll need to after being so close to so many food options. We could go on and on, but we~re too busy polishing up your new house keys for closing. See you then and there!
